Key to Recovery in Aventura Real Estate?

It’s not my imagination…sellers in the Aventura, Miami Dade area, resist putting their homes on the market at prices that would sell.  A great percentage believe that by waiting prices will increase or at the very least stabilize.Only  49% believe their homes lost value in the last year when in fact 70% lost value.

In other states throughout the country the real estate market is showing more signs of life as sellers become more realistic in their pricing and offer their homes to buyers looking for greater value.

In South Florida, where the real estate market took a tremendous fall, sellers are reluctant to face the truth and properties are still being priced  close to what they were selling for in 2005.

Yesterday, I couldn’t resist the impulse to photograph the beauty of  The Point of Aventura, a five building enclave on the intracoastal with a famous, world class spa, glorious views, exquisity finishes and an incredibly lovely courtyard homes lining the property on the west side.

There are some great values here with prices starting as low as $449k all the way past $1.5 million.  The Point offers a lot for the money with large apartments and luxuriously landscaped common areas.  All this and steps away from the Waterways Harbor where boat slips are  available.

Great News For The Aventura Real Estate Market

The Florida Legislature passed $30.1 million for down payment assistance for those who qualify for the federal first-time homebuyers tax credit.  Beginning July 1, these first time buyers will be able to apply for down payment assistance in advance of closing and then repay the amount borrowed when they get their tax refund.

This is great stuff when you think of all the terrific buys there are in Aventura, both because of foreclosures and price reductions and large inventories.  First time homebuyers have a wealth of properties to choose from.  This may be the absolute best time to buy that home.

Senator Charlie Crist?

Everything can’t be about real estate, right?  Or can it?  My major concern when Gov. Crist became governor was to see property taxes reduced in Florida, especially in south Florida where the enormous taxes are a deterent to many potential buyers.  Now that he has announced his plans to run for Congress, we will be faced with different choices for governor.  I hope whoever he or she is, will address the property tax issue, again, in our state.

Although taxes were reduced somewhat, they were not reduced to a point where owning a home in south Florida was comfortable for many people.  Aventura property taxes are high.  The cost of living in a home with the added cost of insurance makes it an expensive proposition.

Hopefully, the next time around, we will have property taxes reduced even further.  However, services and schools suffer when there isn’t enough revenue.  It’s my opinion that someday a state income tax should be considered.  It would give us a base for better schools, health facilities and help for the disadvantaged.

I thought it would be good to give you a graphic picture of how the inventory of all properties in Aventura has been shrinking.   Inventories are down by 22% since 2008 and we can see a 173% increase in sales since 2008.

As of March 2009, we have 82 pended sales, meaning 82 properties were contracted and we are waiting for the sale.

The less inventory we have, the more stable will be the prices.

Since March of 2008 until March 2009 we have a trend as follows:  Average price asked for $528k, average price sold was $432k.  In March 2009, average price asked was $499 and average price sold was $296.

Conclusion…we are still seeing prices falling and the good news is that more people are buying and as the inventory shrinks, we should see a reversal.

Is Now The Time To Buy Aventura Real Estate?

When Warren Buffet met with his shareholders in Omaha, Nebraska, last week, he spoke about many things but the one thing that interested me was his take on real estate.

He believes that the government plans to help the economy are good and necessary but that it will ultimately, cause inflation.  Inflation is good for real estate because, as Warren Buffet, said a family puts down 20% and finances the rest for 30 years, that payment will remain the same even though the family’s income will rise.  This will enable the family to invest, buy needed goods and services and have a higher standard of living.

On the other hand, if that same family rents, everything changes.  In inflationary times, rents start to soar, any increase in income can be eaten by the increased cost of housing and there is no protection against inflation.

He is not the only one telling people to buy real estate, now.  Donald Trump also has been expounding the virtues of buying now.  When interviewed, he has been saying that the values that he sees haven’t been here before and may not be here again.
