The Marquis in Miami at 1100 Biscayne Boulevard Selling at 50% Off Pre Construction Prices

marquis[1]I spent a glorious morning looking out at the most beautiful, expansive views of Biscayne Bay from the 35th floor of the The Marquis at 1100 Biscayne Boulevard, one block from the Asht Center.

Prices are averaging $300 a square foot and the smallest apartment is about 800 sq. feet all the way up to 2900 square feet and beyond when you reach the double penthouse apartments.  The first penthouse apartment sold preconstruction for 5 million dollar.

All views are million dollar views.  It is Miami at its’ most beautiful and the apartments are minimalistic with super high ceilings, glass enclosed baths, Viking appliances in all the kitchens.

It is a block away from the entrance to I 95 and minutes from the airport.  A perfect residence for South Americans and Europeans looking for glamour at greatly reduced prices.

Aventura Sales Show a Bump in Price Per Square Foot

A1-F7-83-61-20-EA-C4-D5-21-B1-08-95-D8-EA-22-0D_03_6_201006Sales in Aventura are showing signs of a slight increase in price since January 2010.  As you can see, prices were a little higher in April and May and then settled down a bit in June.

As long as there is a steady increase, that shows progress.  There were incentives in April such as the $8500 tax refund for properties bought before the end of April.

Before you put your home on the call me for an opinion of value, because the facts change every day.

Some buildings are beginning to show a trend when more than a couple of sales occur in a three or four month period.  Suddenly, there are comparables and a market is developing.

I believe there will be more sales now that interest rates today are 4.33% for a 30 year fixed rate!

This is a great time to buy.  If you lay back, you will miss a fantastic interest rate and wonderful properties.

A gorgeous apartment in One Island Place with three bedrooms and a full, perfect view of the ocean sold for $715k.  A wonderful opportunity that some one took advantage of.  A big deal in South Tower of the Point was priced at $519 and was snatched up…another great opportunity.  But there are more!!

The hot weather has taken some of the sails out of the people in town, including me and after a long hiatus, I felt that I had to write today to keep in touch.  This is no time to be sleeping….this is the time to look for that great condo or home and make an offer and get financing and buy!Puppy and Kitten

Good real estate opportunities abound so why aren’t there more sales?    For one,  banks are more difficult to deal with than before.  It is important to have all your history of credit, income and cash on hand available to show to the  mortgage lender.  Take the time to have yourself  qualified for a loan so you know how much you can afford. Chose a Mortgage Broker or Bank before you buy so you don’t have to shop around in a hurry, later.

 Figure into this, insurance and maintenance and then check out my  home finder and study the properties that appear to meet your needs and your pocket book.
